Background as follows :
We first became involved in the lakes around four years ago. We were
approached by the owner who somewhat naively had purchased the property with
a view to running a Carp fishery.
As is often the case, he had bought the property with two other business
partners without having any experience of running a fishery and aided only
by a website that no one would ever see expected Carp anglers to come
flocking in which was never going to happen.
After a two year period, during which little progress was made, he contacted
us to see if we could help.
Having completed a viability portfolio, which may be available to any future
purchaser, we embarked on a full lake restoration program at a cost in
excess of £80,000.
We eventually took the lakes over with a view to developing the property and
acquired extra adjoining land with building consent.
As our various companies objectives moved focus we have pretty much ignored
the property for the last 18 months or so as our interests have been
elsewhere and now have neither the time or the desire to develop further
properties in France, hence it is up for sale.
Current stocks are low, mainly Carp to 25lb or so plus Tench and a few Pike,
we do have a full underwater survey portfolio available but as with the
viability study these reports will not be made generally available and we
will only release them to prospective buyers that we feel are serious about
the property as we have far too many enquiries from people who have no real
prospect of being able to find the funds.
Although there are building plans available for a three or four bedroom
property this has not been constructed and the only building on site at
present is a large 50ftx 15ft aprox secure shed used for storage.
The site is set in beautiful countryside and is isolated from the road with
it's own access and private roadway. Extra adjoining land is available if
required for an additional dwelling.
In short the site is ripe for development, we have a good relationship with
the local mayor and 24hr fishing is not a problem with regards to licensing
etc.
Current offers as of close of trading last Friday are in the region of
£185k ( with adjoining building plots ) and £145k ( lakes and fields only )
but we have not as yet decided on the right buyer as their success in the
venture will reflect on our own companies.
The current offer price is around 30% below a realistic valuation but we are purely seeking to recover expenditure rather than profit especially as our interests now are primarily in the USA. Private finance may be made available to the right buyer via our managing Director on either a low interest rate or perhaps a profit share basis.
A full support package can also be made available via both Supafish and
Diobas should it be required complete with full internet coverage and
general advertising etc. With our websites averaging 200,000 hits per month
we can obviously be of significant help to any new owner on a consultancy
basis.
